Custom Building with Albi

Building a new home in an established neighbourhood is different than building in a new community. Let Albi guide you through every step of the process.

1. Finding the perfect property

Perhaps you already own your perfect property and are ready to start planning your new home. But if you’re still searching for a lot to buy and build upon, Albi’s realtor partners can help you find the perfect one. Be sure to consider established communities that aren’t quite “inner city” but still have timeless value and appeal.

2. Early brainstorming

Get thinking about what you want and need in your new home. How big should it be? How many bedrooms? What will your dream kitchen look like? Do you want a dining room? A home office? Will you be finishing the basement? Download and work with our New Home Planning Worksheet, which will help get you started.

3. Discovery meeting

When we meet for the first time, we’ll review your New Home Planning Worksheet and discuss your needs, wants, and budget requirements. We'll also discuss your specific property, the design & permitting process, and give you some important information about getting your property ready for your new home. Ultimately, this initial consultation will help you determine if Albi is the right fit for your project.

4. Getting started

Upon entering into a design agreement with Albi, you will be requested to make a deposit to cover the concept and design work that will follow. Next, you will meet with one of our talented Designers to review your New Home Planning Worksheet, and personally relay your vision to them. From here, we will begin the concept design process which entails initiating a comprehensive survey of your property, and reviewing land use bylaws and development guidelines.

5. Preliminary design

Now comes the fun part. We’ll look at all your needs, wants, and preferences, and together we’ll develop the floor plans and exterior of your new home. We will meet with you several times to review, discuss, and revise the plans for your new home until we get it just right. Throughout this process we'll also be making sure that we are within your established budget, before moving forward.

6. Design development

Once you have approved the preliminary design, it’s time to develop very detailed plans that will be required for the Development Permit Application. During this stage further review meetings will occur to finalize the look of your new home and begin creating the specifications. Once reviews and specifications are complete, the final pricing for your home will be established.

7. Purchase agreement

Once you have approved the final price & specifications, you will enter into a Sales & Construction Agreement with Albi. At this point Albi will submit a formal Development Permit Application to the City of Calgary. The permitting process can take anywhere from 4 to 12 weeks, depending on the nature of the development being proposed.  

8. Site prep & interior design

While your home plans are going through the permitting process, we'll now begin the preparing your property for the new build. Albi will coordinate any removal of hazardous materials, utility disconnects, and demolition that is required. At the same time, you will begin meeting with Albi's professional Interior Designers at the Galleria, and start to create the interior of your new home. Albi's Interior Designers will guide you through the selection of all your interior appointments everything from colours and cabinets, to flooring, to appliances.

9. Pre-Construction

Once the development permit is approved, Albi will complete the full set of construction drawings and specifications for your home, incorporating any items you've added during the interior design process. Change Orders will be issued for any items that have cost implications from the original agreement. We will meet for a final sign off of the construction documents and then apply for the Building Permit.

10. Construction

Construction on your new home will get underway shortly after the Building Permit is issued. At this time your Site Superintendent will contact you to introduce him/herself. Also, you will be able to schedule regular inspections as the work progresses, so that you can watch your new home take shape.

11. Completion and move-in

As construction nears completion, you will receive confirmation of your possession date. At your possession walk-through, we will familiarize you with your new home and all its features. Then we’ll provide you with your new home warranty and hand over your keys. Now the home you’ve dreamed about is yours to enjoy for a lifetime!
